One of the nicest compliments of late, AZFoothills.com contacted Monica to feature her in their new “People” section of their web site. It shares stories and insights about the Valley’s hottest trendsetters whether entrepreneurs, celebrities, models or fashion icons. Arizona Foothills Magazine continues to be the leading source for all lifestyle trends in Arizona. Fitting to include an agent who specializes in luxury lifestyles and all of the things that go along with it.

The Q1 Statistics for the Phoenix Metro Area were released today from Arizona Regional Multiple Listing Service, Inc. (ARMLS). The number of months supply in most price ranges decreased while the number of sales increased from Q4 2011 to Q2012. The interesting stat is that the number of Days on Market was inconsistent with the drop in inventory. The DOM in the mid ranges actually increased slightly and in the lower and upper ranges of the market it decreased. Additionally, the average monthly actives followed the same path by increasing in the mid ranges and decreasing on the lower and upper markets.
From a practical standpoint, it has been very productive in the market. The luxury client is back in the market looking for the best possible opportunities and in many cases paying cash to purchase. The lower markets are attracting investor purchases which is creating a multiple offer scenario to resurface in the marketplace. In any price range, the number of great homes is slim so if you are serious about making a purchase it’s wise to look for the right house but make a swift decision if you really want it.

Luxury Home Tour in Paradise Valley on Friday, August 11, 2011 was a special tour of the condos at Scottsdale Waterfront. Whether a smaller unit to the lush penthouses, the owners of Scottsdale Waterfront are not lacking in amenities or sophistication. The full-service condo project is one of the most exclusive in the Valley.
The amenities include a 24-hour a day concierge and front desk service, state-of-the-art fitness facility, glorious club room with generous seating areas, a full caterer’s kitchen and private dining room, and a roof-top pool that is the tallest in Scottsdale. And did I mention valet? What’s not to like?
View from a penthouse unit.
The rooftop pool has incredible views for miles in all directions.

Arizona Regional Multiple Listing Service (ARMLS) just published 2nd Quarter Statistics for the Phoenix Metro Area. This report shows that months supply in all price bands has improved over last quarter and most price bands have improved in Days on the Market (DOM). What is most positive is the change in months supply of inventory (MSI) from Q4 2010 to Q2 2011. A dramatic difference.
