Chateau on Central Closes on $5.8 Million Sale Of Double Mansion
categories: luxury real estate, Phoenix Living

Represents Highest Residential Sale in Downtown Phoenix

PHOENIX (August 19, 2013) – Chateau on Central recently completed the sale of its spacious “double mansion” which sold for $5.853 million. The 11,437 square-foot private residence features a three-story indoor waterfall and combines two of Chateau’s signature five-story brick and masonry brownstones into a single home. The custom residence was designed by Est Est Inc. and completed by A Finer Touch Construction. The sale is a historic milestone in the City of Phoenix as it represents the highest residential sale in the downtown area.

Chateau on Central consists of 21 residences and offers luxury urban living in the heart of Phoenix with customizable floor plans and a metropolitan vertical-living experience. The housing industry has seen an increased demand for this type of “limited edition” urban housing as a growing segment of affluent millennials and baby boomers seek luxury housing with the convenience of metropolitan life. Chateau’s centralized location, and position near the light rail, allows for easy access to downtown’s event, dining, arts, and cultural destinations.

“Chateau on Central offers a unique opportunity for downtown Phoenix residents to enjoy upscale city living, much like that commonly found in New York or Boston,” said Nakia Clark, MSI West Investments LLC, developer of Chateau on Central. “We offer our residents top-notch luxury amenities and fully customizable floor plans to meet each family’s individual needs.”

The Phoenix metropolitan area is the eighth largest growing city in the United States and its downtown area is a hub of activity. Chateau on Central offers the only luxury residences in the area and boasts unique-to-Phoenix amenities such as live-work zoning. Each brownstone is zoned to house small business, work-from-home offices or light retail in the lower levels with living space directly above. Chateau on Central residences offer unparalleled opportunities to the Valley’s upscale, busy professional.

“Chateau on Central is the elite urban living community for those seeking a luxury lifestyle in Downtown Phoenix,” said Monica Monson of Monson Luxury Group, Russ Lyon Sotheby’s International Realty who currently represents Chateau on Central. “The significance of this sale proves that affluent homeowners have confidence to invest in Chateau and believe in the progress of Downtown Phoenix’s revitalization. We are truly excited about the current momentum and look forward to what the future holds for Chateau.”

Each brownstone comes equipped with a private elevator providing easy access to all five levels and boasts a rooftop patio and standard two-car garage.  For more information about Chateau on Central, visit chateauoncentral.com.

Brownstone Community Joins Distinctive List of Properties in Pursuit of International Sales

Chateau On Central, the five-story luxury brownstone community located on Central and Palm Lane in downtown, announced it has finalized contracts to work with Monson Luxury Group at Russ Lyon | Sotheby’s International Realty in 2013.

Chateau On Central’s unique-to-Phoenix architecture and timeless luxury create a true urban live-work space that has brought interest from buyers nationally and internationally. Its integration with downtown Phoenix’s art, music and restaurant scenes provide true urban living to residents in a city that is still developing the urban lifestyle that has become the sought-after, modern choice for the nation’s top cities.

“This opportunity to work with Sotheby’s will allow us to reach a large audience of international buyers,” said Dave Clark, chairman for Volo Holdings and Chateau On Central developer. “Arizona continues to be one of the top states for second home purchases and we want to show those buyers what Phoenix has to offer.”

Sotheby’s International Realty has long been a staple for luxury real estate connoisseurs, which made the 2008 partnership with the established 60-year-old Russ Lyon Realty Company an ideal fit. Beginning in 1744 with the Sotheby’s Auction House, the well-known brand has earned prestige as a marketer of the world’s most valuable and fine possessions. Sotheby’s International Realty was launched in 1976 with the same commitment to luxury and exceptional service to clients with the goal to unite extraordinary homes with extraordinary lives. The company markets worldwide and will focus a large part of its efforts for Chateau On Central to buyers from outside of Arizona.

“Chateau On Central is a flagship community for Phoenix’ growing urban lifestyle and accurately represents the Russ Lyon Sotheby’s International Realty brand,” said Monica Monson, Scottsdale luxury real estate expert and founder of Monson Luxury Group at Russ Lyon | Sotheby’s International Realty. “We take great pride in our clients, offering a true marketing and sales partnership, and with Chateau On Central offering these amazing brownstones, we look forward to introducing it to our national and international buyers.”

Chateau On Central offers residents a sophisticated 21-residence brownstone community. Homes start from $1.1 million and range in size starting from 5,200 square feet. All of the homes feature gourmet kitchens with Viking appliances, 2-car garages, a personal elevator and private roof-top patio. Options available include designer/architectural services, furniture built-ins and flex space for optional home theater, gallery, wine cellar or game room.

ARMLS Q1 2012 Stat+ Plus Report Released Today
categories: Fountain Hills Living, Golf Course Living, Paradise Valley Living, Phoenix Living, Scottsdale Living

The Q1 Statistics for the Phoenix Metro Area were released today from Arizona Regional Multiple Listing Service, Inc. (ARMLS). The number of months supply in most price ranges decreased while the number of sales increased from Q4 2011 to Q2012. The interesting stat is that the number of Days on Market was inconsistent with the drop in inventory. The DOM in the mid ranges actually increased slightly and in the lower and upper ranges of the market it decreased. Additionally, the average monthly actives followed the same path by increasing in the mid ranges and decreasing on the lower and upper markets.

From a practical standpoint, it has been very productive in the market. The luxury client is back in the market looking for the best possible opportunities and in many cases paying cash to purchase. The lower markets are attracting investor purchases which is creating a multiple offer scenario to resurface in the marketplace. In any price range, the number of great homes is slim so if you are serious about making a purchase it’s wise to look for the right house but make a swift decision if you really want it.
